Broken Refrigerator Responsibility

My landlord supplied my refrigerator but in my lease it says that I am responsible for any repairs or buying a new one if it becomes unrepairable? I know I signed it, but I was wondering if, since the refrigerator is included in the apartment, the landlord must fix it if it breaks anyway due to the warranty of habitabilty laws. Any insights would be appeciated.

A refrigerator is personal propery, not real estate, and therefore is not part of the leasehold estate. Warrany of hability laws would not apply in this situation.
