Hello, I am new to this land-lording business and am in need of any help you have to offer!!!
I am especially looking for a good lease to use! I spoke with a lawyer for an eviction and was told that the lease I am using isn't good and that I wouldn't be able to collect late or legal fees because I didn't use the term "due as additional rent" This same lawyer wants $200 for a copy of a lease. Like I said, I am new to this and don't have the extra $200 to spend on that at this time!

This is the standard Residential lease form used by New Jersey realtors. You need Adobe Reader or Acrobat to view the file. It is a very detailed lease and should be sufficient in most residential lease situations. You can change it to suit your needs. You can take the heading out that talks about attorney review because that only applies if a Realtor is involved. Let me know if you have trouble accessing the file.

You have to change the part at the end about Brokers commission too.

My first bit of advice is to gather some money together for this and many more of these types of things that your new landlord ship will bestow upon you.
Secondly are you faced with an eviction already or are you forecasting?
Either way ... I wish I had payed $200. I have a $6000 lease. I call it my $6000 lease because that is what I lost in my first rental home endeavor because of some unscrupulous tenants.
In my $6000 lease it always includes an addendum. Which is where you add items that are not technically in the lease... ALWAYS INCLUDE AN ADDENDUM and in that addendum among others add that "the landlord has the right to from time to time add additional terms and conditions as warranted by landlord". This is where if you have made a mistake ie;"due as additional rent" could be added. In this addendum the tenant has no choice but to agree. Furthermore, I do not believe you can not collect the late or legal fees. You just can not make it due and payable in any specific time frame. You would have to wait until the lease ends and deduct from the security as damages.
